335 Church St., Mississauga Road in Streetsville meeting to view conceptual plans from Intercity Realty Inc. for their property located at 5235 Mississauga Road. The site is designated “Motor Vehicle Commercial “in the Central Erin Mills Neighbourhood Character Area in the City’s Official Plan. The property is zoned “C5-3” (Motor Vehicle Commercial) which permits a gas station, motor vehicle service station and repair facility. Official plan amendment and rezoning applications will be required to redevelop the property for other uses, such as residential and commercial.

Intercity Realty Inc. is proposing two development concepts for this property as follows:

Concept 1- Mixed Use Development Proposal

• 4 storey mixed use condominium building with 43 residential units and 738 sq.m. (7944 sq. ft.) of retail commercial space
• The total proposed gross floor area for the building is 5,570 sq.m (59,955 sq. ft.)
• Residential driveway entrance proposed from Melody Drive to underground parking (59 spaces)
• A separate driveway entrance from Mississauga Road to surface parking (30 spaces) is proposedfor the commercial space
OR

Concept 2- Stacked Townhouse Development Proposal

• 52 back to back stacked townhouses with two separate 4 storey buildings, stepped elevations, and roof top amenities
• The total proposed gross floor area for the two buildings is 5,600 sq.m (60,278 sq. ft.)
• Access to the development is proposed from a private condominium road from Melody Drive
• Visitor parking is proposed along the private road allowance
• 78 underground parking spaces are proposed
